How it works
Follow one opportunity zone fund through a full reporting year. Ten minutes of setup, data pulled from the people who already hold it, both asset tests computed on their own dates, and a signed Form 8996 package waiting when filing season opens.
The shape of a year
Opportunity zone fund compliance under OZ 2.0 looks enormous until it is separated into the four moments that genuinely need a decision. Everything between them is collection and arithmetic, which is the part software should be carrying.
One fund, one year, four screens
The fund, the businesses beneath it, and the person who owns each number. About ten minutes, and you never repeat it. A regulatory specialist can sit on the call while you do it.
Nobody receives a form they cannot answer. A bookkeeper sees ledger questions, a property manager sees units and addresses, a payroll contact sees a single file request.
On June 30 and December 31 the platform measures whether the fund holds at least 90% of its assets in zone property, and whether each business clears 70% on its tangible property. Nobody opens a spreadsheet.
By January the Form 8996 workpapers exist with every source document attached. Your preparer reviews and files, or a licensed CPA on our side signs off.

Who answers what
There is no account to create and nothing to install. A link opens straight onto three to five questions in plain language, with one file to attach and one signature at the end.
Total cost of buildings and equipment as of Dec 31?
Takes about 4 minutes
That is the entire request. No follow-up email from you.
A payroll contact is never shown a property question. Each person answers only what already sits in front of them.
A fixed-asset ledger, a rent roll, an hours export. Nothing has to be produced, only attached.
Follow-up continues until the answer arrives. You are never the one asking twice.
Questions from your invitees reach our filing team, not your inbox. They are trained on every field a respondent can be shown.
When someone asks for proof
Behind every figure sits the document it came from, the person who supplied it, and the minute it arrived. An examination request becomes a retrieval task rather than a reconstruction project.
Each attachment is filed against the exact answer it supports, not dropped into a shared folder.
Which person supplied it, and at what minute, recorded without anyone typing it.
Independently audited security controls on the Advalis platform.
Every computed test names the provision it answers to.
The written spending plan, the 31 month clock it runs on, and real outlays measured against it as they happen.

The signature
The workpapers are the same in both directions. Both asset tests computed, sources attached, and a Form 8996 set built to survive a reviewer reading it closely.
Only two rows differ
In neither path does anything reach the IRS without a licensed review and a signature.

Calendar 2026 is already the first reportable year and its June test date has passed. Setup takes about ten minutes.
