The total assets on your fund’s year-end Form 8996. It is the same figure the fund already reports for the 90% asset test, so there is nothing extra to work out. It includes property bought with debt, so it can be higher than the equity you raised. We start from last year’s Form 8996, or your estimate for a new fund, and settle the difference once the year-end figure is in.
Expert QOF and QOZ support by phone or chat whenever a question comes up. Sign up in the 2026 season and onboarding is waived, guided training is done in 1 hour, and you get priority ongoing support.
All 16 tests are monitored throughout the year rather than checked at filing time, collection links chase your team for the records, and pending rule elements are tracked so the packet is right either way.
All six are included. Every operating business and project under the fund is covered however many there are, and each one gets its own 6039L statement prepared, signed and delivered. The price follows the fund’s total assets, not how many businesses it holds.
Funds 2 to 4 are $4,500 each and funds 5 and up are $4,000 each, on one invoice. At 21 or more funds you talk to us for enterprise pricing. Each fund over $10M in total assets also pays $4,000 a year for each extra $10M.
